Built in 1986, this originally 1500 sf 3-BR split-level home was acquired by John Robbins and his wife in 1997. He upgraded the HVAC, lights and major appliances for efficiency, then increased insulation and improved airtightness in older parts while adding a 600 sq. ft. passive solar superinsulated family room with guest BR.

Large 4-pane passive solar windows are tied to thermal storage in the slab floor, which has foam below and between its edge and foundation. A 100-watt solar PV system with 300 AH battery storage was added in 2001 to power John's off-grid office. Over 100 trees have been planted so far in the 5+ acre yard which was once grazing pasture. The 2002 electric bill was only $709.17, down 5.6% from $751.39 in 2001. About 1 cord of local wood has been burned in the low-emissions fireplace each year.
